All fees are basic fees, travel/mileage, rush and other fees are in addition, see below. Fees for out of area, small commercial properties, business valuations, churches, multifamily residential complexes, farms, and narrative reports on other than single family residences are to be negotiated. **Renaming reports into a new lender name is available up to 6 months from the date of the original appraisal. A new appraisal is generally needed if the original report is older than 6 months. However, we need the written
authorization from the original lender first, giving Appraisal Professionals authorization to release the report to the new lender. If a new appraisal is needed, a $50 discount will be given, if the original lender releases the
report. If the original lender does not release the report, in writing, a complete new appraisal and new inspection and photos, at the regular rate is required.
Appraisal Services Coverage Area and Travel Mileage Fees
We currently service Kalamazoo County with a $25 discount ($275), Kalamazoo City and Township is an additional $25 discount ($250) for URAR and 2055 reports. Surrounding counties of Van Buren, Cass, St.
Joseph, Branch, Calhoun, Barry, and Allegan are covered within 50 miles of Kalamazoo for the basic fee, $25 over 50 miles ($325). We cover the next tier of counties, Jackson, Hillsdale, Ionia, Montcalm, Muskegon, Ottawa, and Berrien counties for an additional fee of $25 ($325), up to 50 miles from Kalamazoo, $50 for up to 75 miles ($350), $100 for up to 100 miles ($400). We also provide limited coverage of Oceana, Newaygo, Mecosta, and other northern counties may be considered for an additional fee on a per request basis. Fee will start at $400 and may go up, depending on the distance from Kalamazoo. We also have limited coverage of other counties in West Michigan up to and including the Traverse City area, and can by special arrangement do appraisal work in any Michigan County. Fees by arrangement, but minimal fee is $400. See attached coverage

Turn Around Time
All standard reports are typically sent within 3-5 working days after inspection. Rush orders may be available upon request, for an additional fee of 50% for 24 hours or less ($150), 25% for 48 hours or less ($75).
Ordering Appraisal Reports
Appraisals may be ordered by calling (269) 665-9320, by fax at (269) 216-4385, or by email at WestMIAppraisal@aol.com. Include the lender’s/client’s name, address, phone and fax numbers, email address, servicing agent, and loan officer, if applicable, address of subject property, including zip code, name and phone number of person(s) occupying the property or who has access to the property, legal description, survey, property tax statement, previous appraisals of the property, sales and/or listing history and any and all details that will expedite the appraisal inspection and report.
Delivery and Billing of Appraisal Reports
Appraisal reports are sent via E-mail in PDF format (Adobe Acrobat), unless other arrangements are made. Color Faxes are available. An additional fee of $25 for first class postage or Priority Mail, and $50 for overnight
delivery. Payment is to be made at time of the inspection, unless other arrangements are made ahead of time. Cash, money order, certified check, or MasterCard or VISA. No personal checks. MasterCard and Visa cards
can be accepted for an additional $10 fee. Appraisal Professionals reserve the right to refuse orders from certain clients, and/or reserves the right to put new or specific clients on a COD only policy.
